Poncha Springs is a small but growing town on the outskirts of Salida. It’s located along the South Arkansas river at the base of Poncha Pass and at the intersection of Hwy 285 and Hwy 50. The town has been growing rapidly in the past few years due to a lack of development in Salida and more opportunities for new neighborhoods in Poncha Springs.

Poncha Springs real estate is really booming – Little River Ranch development added over 200 homesites in 2008, many of these lots have been built on now. In just the past few years Tailwind, Quarry Station, Mesa View Townhomes, Monarch Crossing and Crossroads Village are all new subdivisions that have been incorporated into the town. That’s a lot of activity for a town of 700! In 2020, there were 43 home sales in the town ranging in price from $252,000 to over $1 million. Prices are rising, but still more affordable than Salida. It’s a great option to get a little more home if you don’t mind being just a few miles from downtown Salida. Poncha also has several new businesses including Elevations Brewery, a grocery store, a hardware store and Vino Salida winery. There’s also a paved bike path from Poncha to Salida.
